All 118 homes in Pleasant Meadows HOA are covered by an HOA insurance policy that covers casualty losses by fire or other acts to the home structure and fixtures.  This policy has a $2,500 deductible for each occurrence.  Thus, if a claim is submitted and approved in the amount of $15,000, the HOA policy will pay $12,500 (i.e., $15,000 -$2,500 = $12,500).

As per Utah law, the HOA policy only pays for damage to the structure and fixtures, such as lights, attached floor coverings, cabinets, and other like items.  In the case of an approved claim a homeowner is personally responsible to pay the HOA policy deductible up to but not more than $2,500.  Therefore, it is recommended that each homeowner’s individual insurance policy includes coverage of (a) $2,500 for exterior building damage (Coverage A) and (b) loss of personal property in the home. 

When there is a loss, the homeowner shall first submit their claim to the HOA insurance and then to their carrier for their personal policy.  The claim submission to the HOA insurance company can be assisted by the HOA’s insurance agent, Todd Whiteley, 801-782-5967, [email protected].

For rental residents, their responsibility is to each carry a renter’s insurance policy to cover their own personal property.

The requirements for insurance responsibility are in the Amended Declaration of Covenants, Conditions, and Restrictions (CC&R’s) of Pleasant Meadows, dated May 8, 2013, Article VII, Section 1.  A copy of the CC&R’s is posted on the HOA website.  For any other questions, please contact a Board member or the HOA insurance agent.
